Minimum Documentation Requirements


Required Documentation for Approval – Residential

In order for our certifiers to action your building approval process as soon as possible please provide us with the required documentation. Below is a list of standard documentation we need to complete the process – requirements may differ depending on the type, and scope, of your project. Our helpful team will happily answer any questions you may have regarding the following documents.

Building Approval

  • Appointment of Certifier form
  • Dimensioned set of architectural plans including the following: (in accordance with the minimum documentation requirement checklist)
    • Site Plan
    • Floor Plan
    • Elevations
    • Detail Sections
  • Developers stamp (if applicable)
  • Notice of decision (if applicable)
  • Approved Development approval plans (If applicable)
  • Approval from Icon Water and Sewerage Network and Evo Energy Networks.
  • TCCS Endorsement. (if applicable)
  • Structural Drawings including the following: (in accordance with the minimum documentation requirement checklist)
    • Footing and Slab Details
    • Load bearing/bracing details
    • Roof Structure details
  • Certificate of Site Classification
  • Energy Efficiency Report (minimum 6 star) or passed 2010 Glazing Calculator and insulation specification in accordance with the NCC Building Code of Australia
  • Completed 7B form (if applicable)
  • Proof of Ownership (one of the following items):
    • Land title certificate
    • Land tax notice
    • Rates notice
    • Certified copy of mortgage
  • Asbestos Control Plan

Commencement Notice

  • Appointment of builder form
  • Home Owners Warranty Insurance (provided by the builder)
    • Note: if the works are being undertaken by an ‘Owner Builder’, Home Owners Warranty is not required for Building Approval; however it is in the best interest of the home owner to obtain insurance cover whilst the works are being carried out.
