Minimum Documentation Requirements
Required Documentation for Approval – Residential
In order for our certifiers to action your building approval process as soon as possible please provide us with the required documentation. Below is a list of standard documentation we need to complete the process – requirements may differ depending on the type, and scope, of your project. Our helpful team will happily answer any questions you may have regarding the following documents.
Building Approval
- Appointment of Certifier form
- Dimensioned set of architectural plans including the following: (in accordance with the minimum documentation requirement checklist)
- Site Plan
- Floor Plan
- Elevations
- Detail Sections
- Developers stamp (if applicable)
- Notice of decision (if applicable)
- Approved Development approval plans (If applicable)
- Approval from Icon Water and Sewerage Network and Evo Energy Networks.
- TCCS Endorsement. (if applicable)
- Structural Drawings including the following: (in accordance with the minimum documentation requirement checklist)
- Footing and Slab Details
- Load bearing/bracing details
- Roof Structure details
- Certificate of Site Classification
- Energy Efficiency Report (minimum 6 star) or passed 2010 Glazing Calculator and insulation specification in accordance with the NCC Building Code of Australia
- Completed 7B form (if applicable)
- Proof of Ownership (one of the following items):
- Land title certificate
- Land tax notice
- Rates notice
- Certified copy of mortgage
- Asbestos Control Plan
Commencement Notice
- Appointment of builder form
- Home Owners Warranty Insurance (provided by the builder)
- Note: if the works are being undertaken by an ‘Owner Builder’, Home Owners Warranty is not required for Building Approval; however it is in the best interest of the home owner to obtain insurance cover whilst the works are being carried out.
